Morelock Builders to start multiuse development in Rogersville

Morelock Builders & Associates Inc. is scheduled to break ground next week on a residential and commercial development in Rogersville that officials say will be a $100 million project.

In an emailed invitation to the 10 a.m. Feb. 15 groundbreaking ceremony and news conference, Morelock Builders project manager Frank Schwartz said the project dubbed Logan Estates Community would comprise 72 apartments, 35 single-family homes and 104 units for those aged 55 and over and veterans. A retail portion also is planned for the development that “at completion, will be a $100 million project,” according to the invitation.

“Morelock Builders & Associates is excited about the phenomenal growth underway in the city of Rogersville and proud to be a part of this vibrant community,” Schwartz said via email.

He could not be reached for additional comment this morning. Dana Neeley-Smith, who handles marketing for Morelock Builders, confirmed the project was in the works but was unable to provide more details by deadline.

The project is planned on vacant acreage north of Citizens Bank of Rogersville along U.S. Highway 60, KY3 was first to report. The property is owned by Logan Estates LLC, and the ownership company’s organizer is Morelock Builders President Wayne Morelock, according to Greene County assessor and Missouri secretary of state records. KY3 reports the new plans represent the second phase of the Logan Estates neighborhood. It’s unclear if the adjacent neighborhood, which already has portions completed, is included in the $100 million development figure.

The groundbreaking is slated to be held at 707 W. Center St. in Rogersville, according to the invitation.

Morelock Builders also is currently developing The Villages at James River, a $10 million 55-and-older development, on 9 acres a mile east of the U.S. Highway 65 and State Highway CC interchange in Ozark, according to past Springfield Business Journal reporting. The project is a partnership with Triple S. Properties Inc.
