Housing Plus breaks ground on $5.3M development

Posted online
Housing Plus LLC broke ground Friday on a $5.3 million senior-living development with a portion of its space reserved for veterans referred by The Kitchen Inc.

HP Construction LLC, the company’s contracting division, is developing the five-building, 36-unit McClernon Villas. Officials with Housing Plus, The Kitchen and Sedalia-based Wallace Architects LLC were among those attending the groundbreaking ceremony at 1320 E. McClernon St., located northwest of Interstate 44 and Glenstone Avenue, according to a news release.

Scheduled for completion in mid-2016, development plans include six units for veterans. The community - for individuals age 55 and older - will be managed by Century Real Estate Services LLC, owned by Mark Gardner of Gardner Capital Inc. The 5.4-acre project is designed with a community center and four buildings with two-bedroom apartments spanning 31,000 square feet.

Housing Plus - an affordable housing developer - is utilizing tax credits through the state. The low-income housing tax credit program reimburses 9 percent of development costs, according to DED.Mo.gov.
