Construction in the Ozarks: Spring 2016

From a $26 million addition at Missouri State University and an $18 million senior living complex to such smaller projects as a $2.4 million speculative warehouse, dirt is moving and construction crews are changing the Ozarks landscape.

Missouri State University Glass Hall
851 S. John Q. Hammons Parkway

A $26 million renovation and addition to the College of Business’ Glass Hall is underway at Missouri State University. Bruce Colony, vice president of business development for general contractor DeWitt & Associates Inc., said Phase I renovations of existing public spaces is expected to be complete in August. A 40,000-square-foot addition to the east in Phase II is slated for completion in spring 2017. Lead architect Perkins & Will Inc., of Minneapolis, Minn., worked with local firm Dake Wells Architecture Inc. Engineers are CJW Transportation Consultants LLC, civil; and Rock Island, Ill.-based KJWW Engineering Consultants, structural and mechanical, electrical and plumbing. Colony said the school is targeting a final completion in fall 2017.


Fremont Elementary
2814 N. Fremont Ave.

Springfield Public Schoolsis working with general contractor Branco Enterprises Inc.on a $10.1 million addition and renovation to Fremont Elementary. While the 55,000-square-foot building is being fully renovated, crews are adding 38,500 square feet to include a storm shelter and double classroom sizes in 21st century design standards. The project also involves outdoor learning spaces, new parking and updated playgrounds. Engineers are Anderson Engineering Inc., civil; The Hollis & Miller Group Inc., structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing.Designed by Esterly, Schneider & Associates Inc. and Overland Park, Kan.-based Hollis & Miller Group, the project is slated for completion July 8.


Chesterfield Lofts No. 2
2005 W. Chesterfield Blvd.

Organized by Mike Fusek of Sperry Van Ness/Rankin Co., Chesterfield Lofts LLC is developing its second property. Build LLC is general contractor on the 1920s-style lofts at Chesterfield Village. The second structure includes 30 units with first-floor office space. Fusek declined to disclose a potential tenant. Buxton Kubik Dodd Creative designed the 30,000-square-foot building. Engineers are Lee Engineering and Associates LLC, civil; and Miller Engineering PC, structural. Fusek estimates completion by Aug. 1.


Lift Truck Center Inc.
4750 E. Parallel Lane

Columbus, Kan.-based general contractor Crossland Construction Co. started work on Kansas-based Lift Truck Center Inc.’s new Springfield dealership for Toyota utility vehicles and forklifts. The 34,750-square-foot project, which will replace its current 733 N. Miller Ave. dealership, includes sales offices and service bays. Engineers are Shaffer & Hines Inc., civil; J&M Engineering LLC, structural; and Interpres Building Solutions LLC, mechanical, electrical and plumbing. Project architect Todd Bolin, with H Design Group LLC, expects construction to wrap by September.


Mercy Clinic
505 N.25th St., Ozark

Developer Pitt Development Group LLC is working with general contractor DeWitt & Associates Inc. on the $6 million Mercy Clinic in Ozark. On 3.4 acres off of Highway 14 near B&B Theatres, the clinic doubles Mercy’s presence in Ozark. Mercy Springfield Communities spokeswoman Sonya Kullmann said the larger clinic would improve workflow and include an optometrist and optical shop. Bates & Associates Inc. designed the 13,600-square-foot building, with engineering work from Olsson Associates Inc., civil; KJWW Engineering Consultants, structural, mechanical, electrical and plumbing. Kullmann said construction is on track for a June 15 completion, with Mercy operations targeting mid-July.


The Abbey
1530 E. Erie St.

The Abbey apartments are adding a three-story, 33-unit freestanding building to its complex. A U.S. Department of Housing and Urban Development project, H Design Group LLC associate architect Matt Capen said the building price tag comes in at $2.4 million. The 30,000-square-foot building comprises one-, two- and three-bedroom apartments under construction by general contractor Coryell Enterprises Inc. Engineers are Anderson Engineering Inc., civil; Pinnacle Design Consultants LLC, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing. Capen said construction should wrap by fall.


Aspen Springfield
1000 block of East St. Louis Street

The student housing complex from Austin, Texas-based developer Aspen Heights Construction LLC is on track for an Aug. 13 move in. General Manager Ericka Pasquale said the 584-bed complex is roughly 35 percent full, with 200 beds leased already. When finished, the complex will comprise four, five-story apartment buildings connected in a horseshoe shape. Designed by Dallas-based Humphreys & Partners Architects LP, the complex will house two-, three- and four-bedroom units across 208,000 square feet. Additional engineering is from Houston, Texas-based Integrity Structural Corp. Pasquale said amenities include a pool, hot tub, fire pit, and parking garage.


The Castlewood Senior Living
1530 N. Old Castle Road, Nixa

General contractor Build LLC and architect H Design Group LLC are working on an $18.8 million senior living project for O’Reilly Development Co. LLC. The Castlewood in August 2017 will bring another 104 units to Christian County through a continuum-of-care community comprising independent living, assisted living and memory care neighborhoods. The project calls for three buildings: a three-story, 51-unit independent living home; a two-story, 40-unit assisted living facility; and a single-story, 13-unit memory care center. Engineers on the 113,060-square-foot project are Olsson Associates Inc., civil; J&M Engineering, structural; and Colvin Jones Davis LLC, mechanical electrical and plumbing.


Speculative warehouse
4525 E. Mustard Way

General contractor Rich Kramer Construction Inc. is wrapping up work on a $2.4 million speculative warehouse for owner Mustard Way LLC. Zoned for heavy manufacturing and developed as Class A speculative warehouse space, Rich Kramer Construction Senior Project Manager Lowell Thomas said the building features a minimum clear height of 28 feet and eight dock-level doors for loading. Designed by R.E. Werner Architect LLC, project engineers are Heithaus Engineering & Associates, civil; Memphis, Tenn.-based Varco Pruden Buildings structural; and Pond Creek Designs LLC, mechanical, electrical and plumbing. Thomas said the 70,000-square-foot building should be on the market by June 1.


Digital Monitoring Products

2500 N. Partnership Blvd.

General contractor Larry Snyder & Co. is working with architect Buxton Kubik Dodd Creative on a $7 million expansion to Digital Monitoring Products Inc. DMP Marketing Director Mark Hillenburg said the expansion is taking place in three sections, with the largest covering 36,000 square feet of warehouse and manufacturing space. Project engineers are Anderson Engineering Inc., civil; J&M Engineering LLC, structural; Pellham-Phillips Architects and Engineers Inc., mechanical, electrical and plumbing. Hillenburg said the project is on budget and on track to hit its July 15 completion date.
