Which is the better real estate investment: single family or multi-family?

According to current real estate market trends, multi-family properties will expand your portfolio faster, appreciate faster and provide more financial cushion. Single-family properties are easy to sell right now and may appear to have less turnover, but the cash flow isn’t as strong, and vacancies are more costly.

Time is also a determining factor. Where single family houses can be flipped and start earning in a relatively short time frame, multi-family properties can take much longer when it comes to making the deal and making them ready for tenants.

All that considered, right now, multi-family properties are the best investment. Lenders are increasing their lending amounts from 2020 for multi-family properties because they’re considered such a good investment.
