New $14.3M residential complex planned at Campbell, Sunset

Coryell Collaborative Group plans to develop a $14.3 million residential complex near its recently completed Trail’s Bend apartments off Campbell Avenue and Sunset Street.

Monarch, the 128,000-square-foot community for residents 55 and older, is expected to be completed in spring 2021, according to lead designer Ryan Phillips of project architect H Design Group LLC.

The 112-unit apartment complex is designed with studio units, as well as one-, two- and three-bedroom apartments, Phillips said via email. Planned amenities include garages, covered parking, a pool, fitness center, library, community room and access to the nearby Greenway Trail, Phillips said, noting residents also would be offered help with chores such as changing light bulbs and hanging artwork.

Jessi Whitten, chief operations officer at Coryell Collaborative Group, said the site at 611 W. Sunset St. is in an opportunity zone.

Coryell Collaborative Group’s Good Deal Development LLC is the developer and Team C Construction LLC is general contractor for the project.

Team C Construction also worked on TLC Properties’ Coryell Commons, The Falcon, Township 28 and the Verandas, according to its website.

Coryell Collaborative Group – the parent company of Team C Construction, TLC Properties, Coryell Enterprises and other entities – has completed 3 projects this year, Whitten said.

Veranda Vistas Apartments, an $11.4 million, 120-unit project for the 55-plus community, opened in June, followed by the July opening of the $12 million Trail’s Bend Apartment Homes, a 100-unit complex, according to past Springfield Business Journal reporting.

Commons Heights, another 55-plus living community, opened this month, said Carla Randall, creative director for TLC Properties. Common Heights is a $3.7 million complex with 28 apartments, according to past SBJ reporting.
