Curb Appeal: $4M listing tops high-end homes on market in October

Three homes with asking prices above $1 million contributed to more than $13 million worth of high-end inventory that hit the Springfield market last month.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 13 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. The October figure was down from 22 in September and 15 in August.

The property owners who listed the residences last month are seeking a combined $13.3 million, according to Southern Missouri Regional MLS data.

The highest-priced home listed last month, at $4.2 million, is in Highland Springs Country Club. On nearly 1.9 acres, the 7,800-square-foot residence has six bedrooms and six bathrooms, as well as a guest house, an infinity pool and Venetian plaster walls, according to the listing. Greene County assessor records indicate it belongs to the Michael B. Wilhoit Trust.

The residence is just down the street from another multimillion-dollar listing in Highland Springs, and the third multimillion-dollar home that hit the market last month is in the Rountree neighborhood.

The most recent local and state home statistics show September data.

In the Greater Springfield Board of Realtors' coverage area, the average sale price was $278,716 in September, a 13% increase from the same month in 2021.

Statewide, the average sale price rose 8.1% to $287,227 compared with a year earlier, according to the Missouri Realtors association.
