Winter 2017 Architects & Engineers Project Report

From a $12.1 million plaza and driver training center for Prime Inc.’s Springfield headquarters to a new Springfield retirement community and ongoing construction to Missouri State University $26 million Glass Hall project, local architects and engineers are helping mold the southwest Missouri landscape. Local architecture and engineering firms were invited to submit projects showcasing their work for this feature, which is published semiannually. Below are 27 projects taking shape.


ARCHITECTS


Insight Design Architects LLC
Fremont Hills City Hall
3301 Winged Foot Drive, Fremont Hills

Insight Design Architects LLC is working with the city of Fremont Hills on a $500,000 city hall. The roughly 2,000-square-foot structure is designed to fit the surrounding community of homes. The project will house a new council chamber, conference room and staff offices. Slated for completion this year, Bruton Design Studios LLC is handling interior design work. Project engineers are Mettemeyer Engineering LLC, structural; and Green Engineering LLC, mechanical, electrical and plumbing.


Sapp Design Associates Architects PC
Bill Virdon Sports Complex
5484 W. Sunshine St.

Little Guys Baseball Club Inc. is working with Sapp Design Associates Architects PC on the estimated $1.5 million Bill Virdon Sports Complex. Dedicated to Virdon, a Drury University alumnus and former player for the Pittsburgh Pirates, the complex will serve local youth, league baseball and regional tournaments. The MLB regulation field will include stadium lights and seating. Later phases of the project will include renovations to the existing Barnhouse field, an indoor practice facility with batting cages, concessions, a local baseball wall of fame and a multipurpose building. Slated for completion next spring, a general contractor and engineers have not been determined.


nForm Architecture LLC

Dynamic Strides Therapy
2673 E. Sawyer Road, Republic

Owner 156 Corner LLC hired nForm Architecture LLC on the $1.6 million Dynamic Strides Therapy clinic in Republic. At roughly 22,000 square feet, the equine facility will provide an all-inclusive approach to physical therapy with three primary spaces: an arena, clinic and sensory gym. Included will be individual treatment rooms for kids, horse stalls, associated equipment rooms and an observation area for parents. Base Construction Management is general contractor for the project expected to wrap this summer. Engineers are Anderson Engineering Inc., civil; J&M Engineering LLC, structural; and Smith-Goth Engineers Inc., mechanical, electrical and plumbing.


Esterly, Schneider & Associates Inc.
St. James Veterans Home addition and remodel
640 N. Jefferson St., St. James

Esterly, Schneider & Associates Inc. was commissioned by the state of Missouri and the Missouri Veterans Commission for $5.8 million in renovations and additions to the St. James Veterans Home. Additions include a solarium on the main dining and six storage areas. The building also will undergo a complete interior renovation. Slated for completion in spring 2018, project engineers are Mettemeyer Engineering LLC, structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing.


Paragon Architecture LLC
Webwood Assisted Living Center
1650 Waldo Hatler Drive, Neosho

Developer D.L. Martin Management Group LLC is working with Paragon Architecture LLC on a 24,000-square-foot, split-level assisted living center dubbed Webwood. With capacity for 25 residents, the facility was designed around the concept of a typical home, including an outdoor patio area, a library and a salon. General contractor Construction Services Group is working with engineers Toth & Associates Inc., civil; J&M Engineering LLC, structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing. The project is slated for completion next January.


Buxton Kubik Dodd Creative
National Place LLC
3150 S. National Ave.

Developer Mike Fusek brought on Buxton Kubik Dodd Creative to design a modern three-story office building on the Medical Mile. Using a loan for an undisclosed amount from Mid-Missouri Bank, the multitenant office will include a multistory glass atrium space, an open balcony concept, individual restrooms with showers on each floor, 10-foot ceilings, a fitness room and a covered rooftop terrace. BP Builders LLC is working toward a November completion. Project engineers are Lee Engineering and Associates LLC, civil; Miller Engineering PC, structural; Pellham-Phillips Architects and Engineers Inc., mechanical, electrical and plumbing.


Sam A. Winn & Associates Architects PC

Cabool R-4 School District addition
720 Peabody Ave., Cabool

Sam A. Winn & Associates Architects PC is designing an $880,000 safe and secure connection between two existing facilities on the Cabool High School campus. The 4,600-square-foot addition will house administration offices and restrooms. Creek stone salvaged from a structure removed from the campus will be used to tie the two 1930s-built buildings together. Slated for completion in summer 2018, a general contractor and engineers have not been selected.


Butler, Rosenbury & Partners Inc.

Home2 Suites by Hilton
2756 N. Glenstone Ave.

Developer EAS Investment Enterprises Inc. hired Butler, Rosenbury & Partners Inc. for design work on the four-story Home2 Suites by Hilton. The 99-suite hotel features patios with complimentary grills and outdoor seating, a business center, fitness room, pool and community space called the “Oasis.” General contractor Cornerstone Building Services is working with engineers Anderson Engineering Inc., civil; J&M Engineering LLC, structural; and CJD Engineering LLC, mechanical, electrical and plumbing. The projected is slated for a summer completion.`


Ireland Architects Inc.

Fair Grove Senior Center
Orchard Boulevard, Fair Grove

Ireland Architects Inc. is designing a new facility for the Fair Grove Senior Center. Currently fundraising for the project, organizers hope to include a commercial kitchen and community spaces for socializing projects and education. Project engineer are Heithaus Engineering & Associates Inc., civil; J&M Engineering LLC, structural; Interpres Building Solutions Inc., mechanical, electrical and plumbing.


H Design Group LLC

The Lodges At Rolla
1851 White Columns Drive, Rolla

Developer Rolla Investors LLC is working with H Design Group LLC on a $20 million housing complex. Financed by Arvest Bank, The Lodges introduces a new student housing concept to Rolla with four-bed, four-bath options as well as one-, two- and three-bedroom options within the 188-unit mix. Amenities include a clubhouse, fitness room, recreation areas, pool and greenspace. General contractor JSB Investments LLC is building the project with engineers Archer Elgin Engineering, civil; Mettemeyer Engineering LLC, structural; and CJD Engineering LLC, mechanical, electrical and plumbing. Completion is expected in May 2019.


Hood-Rich Inc.

Queen City Roofing renovation and addition
3131 W. Chestnut Expressway

Queen City Roofing is expanding its office suite into an adjacent unused warehouse. Hood-Rich Inc. is designing a renovated space that will include a conference room, a large training room, private office pods and an employee lounge. The lounge space features a Trespa-wrapped sitting area to highlight one of Queen City Roofing’s specialized trades. The project also includes a new manufacturing building for the company’s metal fabrication division. Carson-Mitchell Inc. is leading construction with project engineers Anderson Engineering Inc., civil; Bergmann Engineering Associates PC, structural; and CJD Engineering LLC, mechanical, electrical and plumbing. The project is expected to be complete in June.


Slone Architects & Interior Designers Inc.

Fairfield Inn & Suites
St. Joseph

Developer Erhardts’ Jefferson City LLC is working with Slone Architects & Interior Designers Inc. on a $6 million Fairfield Inn & Suites slated for completion this summer. The 107-unit, four-story hotel will have a lounge area with open views, a lobby with a corner market offering grab-and-go food and recreational areas. General contractor Thomas Construction Inc. is on board with project engineers Kaw Valley Engineering Inc., civil; Edelman Engineering, structural; and Latifi Engineering, mechanical, electrical and plumbing.


Dake Wells Architecture Inc.

Missouri State University Glass Hall renovation and addition
851 S. John Q. Hammons Parkway

Dake Wells Architecture Inc. partnered with Minneapolis-based Perkins & Will Inc. to work on Missouri State University’s $26 million renovation and addition to Glass Hall. Home to the College of Business, this project renovates existing public spaces, including corridors and restrooms, and provides a 40,000-square-foot addition to the east. DeWitt & Associates Inc. is handling general contractor duties for the project slated to be complete in August. Project engineers are CJW Transportation Consultants LLC, civil; and KJWW Engineering Consultants, structural, mechanical, electrical and plumbing.


Baron Design & Associates LLC

Canyon Springs retirement community
3810 S. Weller Ave.

Baron Design & Associates LLC is designing a retirement community for developer Springfield Holdings LLC. Using high-end finishes, the spaces are designed to create a wellness and resort lifestyle with several sitting areas, an indoor health and fitness center, walking trails, theater, game room, putting green and exam room for concierge physician services. Expected to be complete in summer 2018, a general contractor and engineers have not yet been selected.


Marshall-Waters-Woody and Associates Inc.

Mid-Missouri Bank
216 E. Mt. Vernon Blvd., Mt. Vernon

Mid-Missouri Bank hired Marshall-Waters-Woody and Associates Inc. to design a 7,200-square-foot personal bank in Mount Vernon. The new bank will replace two Mid-Missouri Bank locations upon its spring 2018 completion. The bank will include enhancements such as a cafe, a customer experience center, open meeting spaces and a community room. Project engineers are J.S. Smith Consulting Engineers PC, structural; and Smith-Goth Engineers Inc., mechanical, electrical and plumbing.


GHN Architects Engineers

Prime Inc. plaza and training center
2740 N. Mayfair Ave.

Prime Inc. is working with GHN Architects Engineers on a $12.1 million plaza and driver training center to serve as a central hub for truck traffic in and out of Prime’s main campus. It will serve as an information and welcome area for drivers, as well as for fueling and tire changes and visual safety inspections. Prime’s driver training program will also find its home here, adjacent to a specially designed, paved training lot. Killian Construction Co. projects an August completion.


Bates & Associates Inc.

Brentwood Center South
2908 S. Glenstone Ave.

Owner Jared Enterprises Inc. is renovating and expanding Brentwood Center South. Designed by Bates & Associates Inc., the project will add 16,500 square feet to connect the now separated facilities under one roof. Receiving a complete facelift, the updated center will have additional parking, a pedestrian plaza and elevated patios. General contractor Larry Snyder & Co. is working with engineers Conway Duncan Inc., civil; Wells & Scaletty LLC, structural; and CJW Transportation Consultants, transportation.


Jack Ball & Associates Architects PC

Weaubleau R-3 School District gym
509 Center, Weaubleau

Jack Ball & Associates Architects PC is designing a $2 million gymnasium for Weaubleau High School. The gym will feature more than 850 seats, four locker rooms, a lobby, concessions and restrooms. To be funded though an impending April bond issue, a general contractor and engineers have yet to be determined. If passed, the project would be complete by summer 2018.


Vecino Design Build LLC

Talia Apartments
2645 W. Delmar St.

The $8.6 million Talia Apartments, a partnership development between Harmony House and The Vecino Group LLC, will house survivors of domestic violence. Designed and constructed by Vecino Design Build LLC, the 46-unit development features a mix of one-, two-, and three-bedroom apartments. Amenities include a fitness center, community room, children’s playroom, on-site case manager, supportive services and multiple security features focused on tenant safety. The project is expected to wrap up this November.

Malone Finkle Eckhardt & Collins Inc.

Missouri Southern State University Child Development Center
3600 Newman Road, Joplin

Mechanical, electrical and plumbing engineer Malone Finkle Eckhardt & Collins Inc. is working with Missouri Southern State University on a $3 million child development center. The center will move this spring into 10,000 square feet of newly renovated space inside the Joplin Regional Center. The new location includes seven classrooms, two playgrounds designed for outdoor learning and an indoor playroom. Designed by Paragon Architecture Inc., general contractor R.E. Smith Construction Co. is working with engineers Anderson Engineering Inc., civil; and J.S. Smith Consulting Engineering, structural.


Interpres Building Solutions Inc.
Central Power Systems
1650 E. Kearney St.

Mechanical, electrical and plumbing engineer Interpres Building Solutions Inc. is working on a new building for Central Power Systems. Designed by H Design Group LLC, the approximately 15,100-square-foot center will included truck repair bays and a 5,300-square-foot office area. Killian Construction Co. is general contractor on the project slated for completion this fall. Other engineers are Lee Engineering and Associates LLC, civil; and J&M Engineering LLC, structural.


Olsson Associates Inc.

Spirit of 76 Revitalization
Branson

Olsson Associates Inc. is construction phase manager for the city of Branson’s $96 million Spirit of 76 Revitalization project. The engineering firm will provide design and submittal review, value engineering, construction observation, activity coordination and other professional services during the eight-year construction phase. The project will transform 76 Country Boulevard into a “complete street.” Project goals include streetscape beautification; burying utilities, fiber and other future uses of a large underground duct bank; and constructing a wide pedestrian walkway with attractions. Tom Boyce Excavating Inc. is working with general contactor Carson-Mitchell Inc. on the project slated for completion in 2025.


J&M Engineering LLC
Schmidt Associates PC office
325 W. George Phelps Blvd., Carthage

Structural engineer J&M Engineering LLC is working with Schmidt Associates PC on its new office building. Designed by Paragon Architecture Inc., the site in the Myers Park neighborhood will feature a modern, two-story building with 11 offices, a large open workspace and large seminar room. General contractor Greninger Construction Co. expects to complete work this fall. Other project engineers are Anderson Engineering Inc., civil; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing.


Smith-Goth Engineers Inc.

Missouri State University-West Plains Hass-Darr Hall
128 Garfield Ave., West Plains

Smith-Goth Engineers Inc. partnered with Dake Wells Architecture Inc. on this $4 million, 18,000-square-foot student union for Missouri State University-West Plains. Housing the admissions office, campus bookstore and other student services, this centralized space for student interaction includes a covered porch for outdoor study and socializing in the heart of campus. Other engineers are CJW Transportation Consultants LLC, civil; and Mettemeyer Engineering LLC, structural.


CJW Transportation Consultants LLC

CoxHealth Center Marshfield
1245 Banning Road, Marshfield

CJW Transportation Consultants LLC is working with CoxHealth on a new clinic in Marshfield. Designed by BSA Lifestructures Inc., the project consists of a 10,400-square-foot clinic designed to accommodate seven providers, exam rooms and two procedure rooms. Expected to be complete this spring, project general contractor is DeWitt & Associates Inc.


CJD Engineering LLC
CJD and Mettemeyer Engineering new office
2225 W. Chesterfield Blvd.

Mechanical, electrical and plumbing engineer CJD Engineering LLC is partnering with structural engineer Mettemeyer Engineering LLC on the design and construction of an office building in Chesterfield Village. The 14,000-square foot building will include two stories plus a partial mezzanine level to house both engineering firms and provide approximately 5,000 square feet of lease space on the first floor. H Design Group is the architect for the $2.4 million project financed by Springfield First Community Bank. Construction is expected to start this spring and should be complete in early 2018.


Wells & Scaletty LLC

The Cliffs Lodge at Long Creek
915 Long Creek Road, Ridgedale

Bluegreen Vacations, in a joint venture with Big Cedar Vacations, is expanding The Cliffs at Long Creek vacation villas by adding multiple lodge buildings and a grand lodge on the 26-acre development bordering Table Rock Lake. Phases I and II consist of the 150,000-square-foot, six-story main lodge with 79 units. Bates & Associates Inc. designed the project for engineer Wells & Scaletty LLC and general contractor Larry Snyder & Co. It’s expected to be complete in May 2018.
