Neighbor’s Mill to open second Springfield cafe

Neighbor’s Mill Bakery & Cafe signed on to open a second Springfield location at a nearly finished mixed-use development.

Ross Murray, principal and vice president of real estate brokerage R.B. Murray Co., said Clif and Lauren Brown penned a lease for part of the third building on the east end of the new center at Sunshine Street and National Avenue. Neighbor’s Mill’s portion totals about 3,100 square feet of the development by Sagamore Hill Development Co. LLC, Murray said.

Clif Brown said he and his wife had not been planning to open another cafe in Springfield until they spotted construction of Sagamore Hill’s center. 

“We saw that corner development and curiosity got the best of Lauren. She called and was asking some questions,” he said. “It turned out to be a great opportunity."

Brown cited the development’s proximity to Bass Pro Shops and Mercy Hospital Springfield as two of the selling points. It’s also conveniently near the Browns’ home.

“It was a natural next step,” he said.

A planned February opening would mark Neighbor’s Mill’s fourth location. The Browns’ south-side cafe — at 1435 E. Independence St. in Paige Reese Plaza — opened in January 2016. Lauren’s parents opened the flagship bakery and cafe in Harrison, Arkansas, in 2000, and another location in Rogers, Arkansas, is a franchise, Clif Brown said.

The new central Springfield cafe would focus on grab-and-go menu items, Brown said, while continuing to offer custom salads, sandwiches and soups, as well as pastries and bread.

Brown said the south-side cafe will remain the primary baking location for the company, but some pastries will be made on-site at the new space.

“We’re very passionate about baking at Neighbor’s Mill,” he said. “We'll never cut corners when it comes to the baking process.”

The Browns signed a 10-year lease at the Sagamore Hill development. Terms were not disclosed. Murray previously told Springfield Business Journal rates for the space were around $18 per square foot.

Murray said the over 23,500-square-foot Sagamore Hill retail and office development is “basically done.” He said outdoor lighting and landscaping is the only remaining work to be completed. The cost of the center built by Branco Enterprises Inc. was roughly $4 million, according to a city building permit.

Murray said Duff Family Dental has opened its 4,600-square-foot office, and a new venture called Craft Sushi is coming soon. Craft Sushi owner Michael Cho this morning said an opening is targeted late this month or early next month.

“We’ve got two or three letters of intent that are floating around,” Murray added.

Brown said there are no plans for more Neighbor’s Mill locations at this time.

“Springfield is a great city to do this in. If you can do it in Springfield, a lot of times it will work in other places,” he said.

Neighbor’s Mill employs 35-40 at its south-side cafe, and Brown estimates they will add another 25-30 employees at the new restaurant.
