John Q. Hammons’ former home under new ownership

A real estate investor purchased hotelier John Q. Hammons’ former home in Southern Hills three months after it was listed on the market.

Kim Kaufman this morning said he and his wife Sandy bought the 2450 S. Skyline Drive estate on Aug. 16 for undisclosed terms. Kaufman intends to use the house as his personal residence.

“I live in Southern Hills and I go down the greenways trail and go through the neighborhood all the time. I’ve passed by Mr. Hammons’ house many times,” he said. “I’ve always admired the man. It’s got to be the most beautiful lot in Southern Hills.”

On 2.8 acres, the nearly 4,800-square-foot home was listed for sale at $1 million in May by Murney Associates, Realtors agent Sherrie Loveland, according to past Springfield Business Journal reporting.

Enclosed by ornate fencing, the home was built in 1978 in Southern Hills, which Hammons co-developed. Hammons and his late wife Juanita lived in the house for more than 25 years.

Kaufman said renovation work already has begun on the house, which he said has been vacant for around 11 years.

“We plan to replace and renovate all the things necessary to make it great again, as they say,” Kaufman said, noting he’s unsure how long and how much capital it would take to complete the renovation. “Mr. Hammons was a great man. I’d hate to see the house dealt with badly or torn down. I’d like to see it restored.”

Kaufman said he’s up to the task of renovating the property, having been involved in real estate investments for more than 30 years. His current ownership portfolio includes the 56-unit Meheli Pines Apartments on Ingram Mill Road, as well as an undisclosed number of townhouses and single-family homes.

Hammons’ former home was included in a roughly $1 billion bankruptcy deal reached between the Revocable Trust of John Q. Hammons and JD Holdings LLC, the largest creditor in the case.

The seller, according to a Greene County recorder warranty deed, was JDHQ Land Holding LLC. JD Holdings owner Jonathan Eilian’s Atrium Hospitality LP operates a subsidiary dubbed JDHQ Hotels LLC, according to online records.

JDHQ Land Holding took over several properties from Hammons’ trust this summer, according to warranty deeds on file with the Greene County recorder’s office. The recorder lists seven warranty deeds that put trust assets in the name of JDHQ Land Holding, including properties in Highland Springs.
