Developer Tillman to buy old CU bus station

Developer Scott Tillman penned a deal to purchase City Utilities’ former downtown bus transfer station.

CU spokeswoman Patricia Dierking said Tillman, via McDaniel Parking LLC, is scheduled to close Feb. 17 on the purchase of the roughly 0.35-acre property for $421,250.

Paul Tillman, Scott’s son and property manager of Tillman Redevelopment LLC, said the company is leaning toward converting the 301 W. McDaniel St. property into additional parking, but plans aren’t concrete. The company also owns the adjacent 0.65-acre parking lot near Hurts Donut Co. that’s now private.

“Having some additional parking for our tenants will make sense,” he said, pointing to Tillman Redevelopment’s nearby properties. “We don’t have any solid plans yet.”

Yesterday, fencing went up around the adjacent parking lot, but no gating was installed. Tillman said the Downtown Springfield Community Improvement District leased the property for public parking the past 15 years. The lease expired, and public parking signs were taken off the property early this year. The company’s hasn’t decided whether to charge the public for parking, Tillman said.  

Tillman said there’s no current timeline in place to transition the CU property. He was unsure if the current building will be demolished.

“It’ll depend a lot on if we get any interest or come up with any ideas to utilize the building in its current form,” he said. “It’s pretty much in its infancy as far as our plans. We haven’t had a lot of time to consider what we’re going to do.”

In May, the Board of Public Utilities voted unanimously to declare the old CU bus station surplus property in order to sell it.

CU abandoned the property when it moved that month to its new $4.4 million, 5,859-square-foot bus station at 211 N. Main Ave.
