Construction in the Ozarks: Winter 2014

Springfield Business Journal’s project profile report provides a snapshot of several developments taking shape in the Ozarks.

From downtown renovations at the Heer’s building to Phase II of the Nixa Junior High project and the completion of a $6 million accounting firm headquarters, construction crews are changing the Ozarks’ landscape.





Cox South patient tower

3801 S. National Ave.

On Springfield’s south side, CoxHealth’s 10-story patient tower includes 28 private rooms in a neonatal intensive care unit on the ground floor and 32 private postpartum nursing and support spaces on the second floor. Designed by Dallas-based The Beck Group, hospital spokeswoman Michelle Leroux said the exterior of the $130 million project is being closed in and elevators are being installed. General contractors The Beck Group and Killian Construction Co. already have installed framing and mechanical systems for the first three floors, and the sixth floor and framing of floors seven, eight and nine are underway. Leroux said floors three through five will be shelled for future expansion, with the sixth floor mechanical space serving the new tower and connecting to the mechanical equipment in the existing building. Engineers on the 343,000-square-foot project are CJW Transportation Consultants LLC, civil; Armstrong Douglass Partners LLC, structural; and CCRD Partners, mechanical, electrical and plumbing. Set for completion in May, workers intend to have the building watertight before winter.

Glendale High School commons addition
2727 S. Ingram Mill Road

GHN Architects Engineers designed the $2.7 million addition and renovation to Glendale High School for Springfield Public Schools. The project includes a new student commons, west entrance and outdoor patio space, as well as additions and renovations to the library, cafeteria and food service areas. GHN President Brad Baker said a former courtyard has been enclosed to form a large student commons area that interfaces directly with the main lobby, library, cafeteria and a new outdoor dining patio. GHN also is handling engineering and interior design work on the project. Part of the 2013 bond project series, the 10,739-square-foot addition and 25,914-square-foot renovation is slated for completion in November.

KPM CPAs PC headquarters
1445 E. Republic Road

Construction is nearing completion on the Bill Beall Co.-owned three-story office building for accounting firm KPM CPAs PC. The $6 million project was designed by Butler, Rosenbury & Partners Inc., with engineering work from Lee Engineering & Associates LLC, civil; Butler, Rosenbury & Partners, structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing. Beall Co. Chief Operating Officer Nancy Herchenroeder said construction by general contractor Morelock Ross-Builders Inc. is scheduled for completion by Oct. 31, with KPM moving in on Nov. 14. The 50,000-square-foot building initially will house the expanding KPM on the first two floors, with room for growth on the third. This year, the firm merged with Davis, Lynn & Moots PC and Hlavacek Morris McIntyre Yates & Danielson PC.

Church of Jesus Christ of Latter-day Saints
20th Street, Ozark

A 16,558-square-foot building is under construction in Ozark for the Nixa/Ozark Ward of the Church of Jesus Christ of Latter-day Saints. Sitting high atop a hill and visible from U.S. Highway 65, Hunt’s Taylor Creek Contractors is general contractor on the $2.8 million project, with design, structural, mechanical, electrical and plumbing work from GHN Architects Engineers. CJW Transportation Consultants LLC is providing additional civil engineering on the structure. GHN President Brad Baker said when finished in June, the building will house a chapel, cultural hall/gymnasium and educational spaces.

Andy B’s
1127 E. Battlefield Road

Work continues on Bartholomy Bowling owner Andy Bartholomy’s latest entertainment center, Andy B’s, the former Battlefield Lanes. The $4.4 million project includes 21 traditional bowling lanes and 10 luxury lanes for public and private groups. All lanes are equipped with new scoring software, light and sound shows, and full bar and food service. Spokeswoman Mary Guccione said the 50,000-square-foot project also includes 2,700 square feet underground for up to 20 laser tag players, a game room and prize center, full-scale restaurant and bar, and corporate meeting and party rooms. Slated for completion in January, general contractor DeWitt & Associates Inc. is working with Birmingham, Mich.-based architect Dynamic Designs and engineers Lee Engineering and Associates LLC, civil; Miller Engineering PC, structural; and Green Engineering LLC, mechanical, electrical and plumbing. Bartholomy owns 10 bowling centers in four states and this will be the third property converted to the Andy B’s concept.

Nixa High School FEMA shelter
514 S. Nicholas Road, Nixa

Branco Enterprises Inc. recently erected walls on Nixa High School’s Federal Emergency Management Agency safe room and weight room addition. Communication Director Zac Rantz said the project is part of a 2014 bond issue, and the safe room is rated for an F5 tornado. Once complete, it will be open to the public during tornado watches and warnings. Architect on the 7,035-square-foot project is Sapp Design Associates Architects PC. Slated for completion in the spring, the $2.4 million project is 75 percent funded through FEMA, Rantz said.

Nixa Junior High, Phase II
205 North St., Nixa

Nixa Public Schools continues work on its junior high addition and expansion. Complete in June 2013, Phase I of the project added 23,000 square feet for classrooms and science and computer labs. The 15,348-square-foot Phase II includes a Federal Emergency Management Agency safe room addition and a complete remodel of the entrance. Working with general contractor Branco Enterprises Inc. and architect Sapp Design Associates Architects PC, Communication Director Zac Rantz said the project is part of a 2014 bond issue and slated for completion this spring. The $3.2 million project is 75 percent funded through FEMA.

Sky Eleven
331 Park Central East

The Vecino Group is converting the 10-story former Woodruff building into 90 apartment units with a total project cost of $15.5 million. General contractor Build LLC is working with architect Buxton Kubik Dodd Creative and engineers Wells & Scaletty LLC, structural; and Pellham-Phillips Architects and Engineers, mechanical, electrical and plumbing. Vecino Design and Construction Manager Bruce Adib-Yazdi said interior framing has begun with rough mechanical and electrical work. Working from the top down, Adib-Yazdi said the roof is in place and historical replicas of the original windows will be set in the coming weeks. Highly visible along Park Central East, a “man and material hoist” has been erected to transport workers and construction supplies up the 100,000-square-foot building. Adib-Yazdi said the project is on track for completion in June.

Solo Cup building
1100 N. Glenstone Ave.

The former Solo Cup buildingis getting a new life as general contractor Q & Co. LLC works to add loading docks to the building’s north side along with reconfiguring and upgrading the entrance and parking area. A fixture on North Glenstone, property owners Warren Davis and Patrick Harrington of Warren Davis Properties bought the plant in August 2010, and in the past year signed new tenants Buckhorn Inc. and Reckitt Benckiser to around 170,000 square feet combined. The 1.35-million-square-foot building now only has 340,000 square feet of available space. Q & Co. President Rick Quint said he’s worked with numerous architects including Esterly Schneider & Associates Inc., Buxton Kubik Dodd Creative and Olsson Associates Inc. Engineers on the project are Miller Engineering PC, structural; and Malone Finkle Eckhardt & Collins Inc. and Green Engineering, mechanical, electrical and plumbing. Plans also are in the works to build two 125,000-square-foot buildings behind the former plant.

Davis-Harrington Welcome Center
National Avenue and Bear Boulevard

Missouri State University is developing a 12,800-square-foot welcome center to serve as the visitor’s introduction to its Springfield campus. University architect and Director of Planning, Design and Construction Doug Sampson said the $5 million project is slated for completion next fall and will include a lobby, offices, conference room and 100-seat auditorium. St. Peters-based Wright Construction Services Inc. recently began work on the project designed by Dake Wells Architecture. Sampson said project engineer is Quad City, Ill.-based education specialist KJWW. Previously dubbed the University Student Admissions and Success Center, Warren Davis made a naming-level donation Oct. 16 for an undisclosed amount. Warren Davis owns Davis Properties and manages it with his daughter, Kim Harrington, and her husband, Patrick.

MSU occupational therapy building
Cherry Street and Holland Avenue

Construction is underway on Missouri State University’s $14.1 million occupational therapy building. General contractor DeWitt & Associates Inc. will work on a condensed timeline as it attempts to finish the project before the start of the fall 2015 semester. University architect and Director of Planning, Design and Construction Doug Sampson said the facility, which carries a total project budget of $19.5 million, includes a lobby, multidisciplinary health clinic, skills laboratories, offices, classrooms and group study spaces for MSU’s occupational therapy, physician assistant, nursing and nurse anesthesia students. The 55,000-square-foot project is largely funded through bonds. Architecture and structural engineering work is by Cannon Design with mechanical, electrical, fire protection, communication and audio/visual technology engineering from KJWW.

Heer’s building
138 Park Central

Shawnee, Kan.-based general contractor Straub Construction Co. is making headway on the $15.7 million renovation of the Heer’s building. Developer Jim Nichols, of Lee’s Summit-based Dalmark Development Group and Heer’s Luxury Living LLC, said the project is ahead of schedule and should have no problem hitting its fall 2015 completion date. Being converted into 80 market rate and luxury apartments with first-floor retail space, Nichols said crews have completed the main roof and should have the building dried within a few weeks. Window installation and interior framing is taking place on the lower floors. Nichols said crews also have completed the parking ramp into the basement and are working on exterior masonry and interior electric and plumbing. St. Louis-based Roseman & Associates is architect on the 120,000-square-foot project, with engineering work from Anderson Engineering Inc., civil, and Mettemeyer Engineering, mechanical, electrical and plumbing.

Sidewalk Plaza shopping center
3233 E. Sunshine St.

Raga Properties LLC is developing a 9,412-square-foot retail shopping center along East Sunshine Street. With work by general contractor Morelock-Ross Builders Inc., Baron Design & Associates LLC Principal Rita Baron said the strip mall is designed to house five tenants, with two already signed on. She declined to disclose names. Engineering work on the project is from Lee Engineering and Associates LLC, civil; Miller Engineering PC, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing. Baron said the building is a steel frame structure with stone, wood and stainless steel accents and bright colored awnings. Baron said the project is scheduled for completion in December.


Elliott, Robinson & Co. LLP office
3720 E. Seminole St.

H Design Group LLC has designed an eco-friendly office building for accounting firm Elliott, Robinson & Co. LLP in the TerraGreen Office Park. Owned by Erco Real Estate LLC, the $3 million design utilizes features such as natural light, sustainable materials, low-energy consumption products and additional Leadership in Energy and Environmental Design concepts to create a 14,287-square-foot building with three conference rooms, a training room, break room and about 50 offices. Project engineers are Olsson Associates Inc., civil; Mettemeyer Engineering LLC, structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing. Project Manager Robin Newhart of general contractor Morelock-Ross Builders Inc. said the one-story building should be complete by Nov. 1, with the firm moving by midmonth.


TerraGreen office building
2305 S. Blackman Road, Building A

Part of the TerraGreen Office Park, owner Boohoffer LLC is working with general contractor MSB Inc. on a 14,000-square-foot office building. MSB Senior Vice President Brennan Bagwell said current tenants of the project are TerraGreen Dental, Dr. Thomas Hoff and Miller & Associates CPAs and Advisors LLC. Slated for completion by Dec. 31, Bagwell said 3,200 additional square feet of divisible space is available for lease through R.B. Murray Co. Kansas City-based Hufft Projects designed the building with engineering work from Olsson Associates Inc., civil; J&M Engineering LLC, structural; and Malone Finkle Eckhardt & Collins LLC, mechanical, electrical and plumbing.

Sky Zone
2765 S. Kansas Expressway

Owner Kansas Plaza 1 LLC is working with general contractor Rich Kramer Construction Inc. on a $1.6 million trampoline park on the city’s west side. Rich Kramer Construction Project Manager Lowell Thomas said the structure is a single-story, pre-engineered metal building with masonry walls and a glass storefront. Sky Zone will offer fitness and entertainment options including open jump periods, dodgeball, low-impact aerobics and basketball sessions. The gyms also have a foam zone with 10,000 foam cubes at the end of a trampoline runway. Marshall-Waters-Woody Associates Inc. designed the 19,800-square-foot building with engineering work from Anderson Engineering Inc., civil; JS Smith Consulting Engineers PC, structural; and Smith-Goth Engineering Inc., mechanical, electrical and plumbing. The project is set for completion this winter.[[In-content Ad]]
